Development of the site for port-related uses. Provision of hardstanding for storage of cargo (e.g. motor vehicles) in transit through Royal Portbury Dock with associated infrastructure, including security fencing, lighting, CCTV, surface water drainage, landscaping/planting, and vehicle access from Marsh Lane. The operational area will be set within existing hedgerows and field boundaries around the periphery of the site, which will be retained and enhanced as part of the proposals, including the Land East of Court House Farm Local Wildlife Site in the eastern most field.

Demolish existing modern lean to building against the listed farmhouse to widen the access lane. Realignment of existing wall beyond the existing entrance. Demolition of an existing small agricultural shed to rear and erection of a new double garage for the farmhouse. Erection of new boundary fence and gates to create separation from neighbouring property (Brewhouse).

Creation of new vehicular parallel access tracks and associated stock proof fencing works to serve agricultural building and land.
