Demolition of existing building and erection of a building for use as a builders' merchant. (storage, distribution, trade counter, offices and ancillary retail sales)

Change of use of ground floor retail to office space and to first floor to create residential dwelling, including creation a separate entrance from the street at the front, by using part of the shop frontage for a new door. Remove old staircase to the first floor, to the rear, and install a new staircase leading to the front, as well as partitioning off part of the ground floor retail space to use as corridor for the stairs to the first floor

Change of use of part existing factory unit (printworks, under Use Class B2, which is retained in Unit 9) to 5x individual office units and 1x meeting room unit (new Use Class E, former Use Class B1); 3x general commercial, business, retail, leisure and service units (Units 6, 7 and 8 under new Use Class E) with creation of new mezzanine level internally (27.125sqm) for Unit 7; and, 1x bar/drinking establishment area (sui generis, formerly Use Class A4) to rear with cellar/drinks storage inside existing building, and new rear bar area and new toilet block constructed on rear elevation, with new decking to outside rear areas and associated elevational (new windows, new doors) and internal changes
