Retrospective: Installation of Gabion Baskey Wall, Timber Decking, Fencing and Landscaping Works

Change of use of agricultural land and construction of solar PV panels, associated electrical infrastructure, small operational and battery energy storage buildings, security fencing, CCTV, access tracks, landscaping and other ancillary works.

Compliance check in relation to conditions 1 (Time constraints and acceptable form of development), 2 (approved plans), 3 (samples, of the materials), 4 (landscaping scheme), 5 (Arboricultural measure), 6 (parking and garage), 7 (4 parking spaces), 8 (turning area), 9 (new vehicular access),10 (no conversion of any garage),11 (no extensions or free standing buildings or structures),12 (enclosure, including new gates, boundary walls and fences),13 (protected species and habitat reports),14 (foul drainage) and 15 (surface water drainage) on approved planning application 11/01267/FUL.

Demolition of existing nursery building, picket fence and polytunnel. Construction of new replacement single storey nursery building on the adjacent hard landscape. New playground over the footprint of the demolished building.

Variation of condition 2 (approved plans) and 13 (landscape planting) on approved application 19/04006/FUL in order to add an additional section fencing to the side (East) of plot 6 for security reasons, with a locked gate installed. Due to the change to the fencing to the side of plot 6, the landscaping layout has changed (As Amended 29.09).

New hard landscaping including alterations to change timber deck to stone upper and lower patio. Timber fence to be replaced with metal post and wire rail to match neighboring property. Steps to be amended to connect upper and lower patio. (Amended 17.05.2023)

Certificate of Lawful Development - Proposed Removal of asbestos containing materials (principally pitched roof covering of attached garage/sheds) and dismantling of existing porch. Removal of external fixtures and fittings, including alarm box and wiring. Refurbishment of bell bracket. Rainwater goods removed and replacement with new. Further inspection of stonework for remedial works as required. New structural opening formed on northern elevation to form new bay window. Raking existing poor-quality mortar and clean off all stonework as required. Inspections on site with stone mason. Repointing with limestone mortar as required. Localised repairs and replacement of poor-quality stonework to southern elevation (utilising higher quality stone on site). Stonework will be carefully designed/selected to suit the new window arrangement to the southern elevation. Structural improvements to stonework to north-west corner of building where large gaps between stone are evident. Underpinning works as required. Removal of all existing windows and replace with new hardwood double glazed frames on like for like basis. Installation of new bay windows to north elevation. Breakout all existing concrete hardstanding, and grub up redundant founds/slabs, drainage, remaining below ground structures ready for installation of all new below ground services. Reinstatement works to include new stone to gravel driveway with feature cobble sets to entrance thresh and steel edging to soft/hard landscaping. Setting out of perimeter garden fencing to north side and feature steps to lawned area and new stone boundary wall erected to east side of building as change of material from fencing in garden area. New entrance gates and gate posts/walling to the south-east corner of the site (amended description).

Certificate of Lawful Development - Proposed Use for new hard landscaping including alterations to change a timber deck to a slate patio and timber fence to be replaced with metal post and wire rail to match the neighbouring property. The levels of the upper and lower patio will be as per existing arrangement with the steps repositioned to maximize seating space on the upper patio.
