Reinstatement of existing roof to former Cart shed and to convert into living space for existing cottage, along with rebuilding of arched openings like for like. Make good ground floor workshop to existing outbuilding and convert first floor into accommodation for cottage along with providing rear link to the two buildings. Build up existing entrance door to cottage and fit opening with window. Create new dedicated access to NCC Type B specification.

Variation of condition 2 (approved plans) on approved application 20/03237/FUL in order for 2 new windows (1 in each gable for more natural light) and propose some accommodation in the roof space with 2 dormers and 5 roof lights.

Variation of condition 2 (materials and finishes) and 3 (approved plans) on approved application 21/02599/FUL in order for first floor plan to show changes required to accommodate a staircase that will comply with current Building Regulations, additional mezzanine level accommodation (study/home office) now included. The omission of pitched roof structures to the rear elevation to a contemporary shallow pitched roof design with a polymeric roof membrane covering. The roof will be detailed to include feature profiles recreating a traditional lead roof appearance. The original proposed pitched roofs over the dormers were too shallow for standard roof tiles, the roofs over the rear elevation dormers have been amended to coordinate and compliment with the appearance and materials proposed for the new rear extension roof.

Proposed 1.5 storey extension to the rear will provide a new staircase; two extensions onto the west gable will provide two storeys of additional living accommodation, plus a single storey link to the updated outbuilding to be clad in timber; the two storey and 1.5 storey extensions to have roof pitches; double garage with timber clad; the landscape and ground levels will be updated to provide access to the garage and accommodate the extensions.
