Change of use of former public house to form single residential dwelling along with re-instatement of former side extension and raising of section of roof height

Listed Building Consent for refurbishment of dwelling including replacement of hardrow cement tile roof with second-hand Welsh slate, removal of a chimney and modification of dormer window, renovation/replacement of windows, installation of a window and three roof lights and modifications to stairs and its supporting structure.

Loft conversion of main house with first floor extension to rear and dormer windows to front and side elevations, construction of flat over existing detached garage that will be ancillary to the main residential dwelling and used for this purpose. Garage roof to be converted from flat to pitched.

Notification of prior approval for conversion of existing traditional stone barn into single 3 bedroom dwelling house utilising existing door and window openings and the insertion of 4 roof lights.

Two-storey side extension to provide entrance hall and stairs on ground floor, and landing and stairs on first floor to access newly created bedroom in existing dwelling. Demolition of dilapidated existing rear extension and rebuild single storey extension to provide kitchen/utility and cloak room. Insertion of 2 rooflights into east roof slope. Removal of 3 dilapidated outbuildings.

Variation of Condition 2 (Approved Plans) in order to amend design 1) Move the rear elevation wall of the dwelling, by 1.2M from the existing position, as the wall is located on the boundary between the applicant's and the adjoining landowners respective curtilages, the existing wall will then be reduced to 1.8M and capped as a boundary wall, with a new elevation wall position 1.2M from the wall, within the applicant's curtilage, 2) Change the alignment of the roof by 90 degrees from the previous approval, 3) Amend the property fenestration to suit the amended layout and reduce the overall level of glazing and 4) Amend the finish of the external walls from facing brick to synthetic render to fully weatherproof the structure on approved application 19/04655/FUL

Notification of Prior Approval: Erection of Single storey rear pitched roof extension with height to eaves of 2.5m, maximum height of 3.3m and total projection from rear wall of original dwelling of 3.5m.

Variation of condition 2 (approved plans) and 5 (surface water drainage) on approved application 20/01346/VARYCO (amends to dwelling approved under 18/04095/FUL) in order to move the dwelling 2.7 metres due south within the plot, ridge height amended to 600mm to mitigate a clash between the engineering of the roof fixings and steel lintels. Large store room required fire escape, switched the plant room and store room around, store room is on the north side allowing for a fire escape window to be integrated. The basement courtyard stair layout has been amended to allow for easier access from both sides of the dwelling. The utility window has been altered to allow for fire escape. Window 22 (non corner window in the Master bedroom) has been altered to incorporate a fire escape. Window 18 (corner window in bedrooom 3) has been altered to include fire escape. Drainage plan has been amended to include a sewage treatment plant and large attenuation tank.

Notification of Prior Approval: Single storey extension with pitched roof and rooflights with height to eaves of 2.92m, maximum height of 3.97m and total projection from rear wall of original dwelling of 4.95 metres.

Change of use from bank on ground floor and associated staff and office facilities on upper levels to 2no. retail units (Use Class E(a) or E(b)) on ground floor and single residential flat on upper floors (Use Class C3 Dwellinghouse). Remove rear metal fire escape stair and metal mesh fencing, remove air conditioning units from rear. Create new shopfronts and associated revisions to entrances. Form new bin stores and air source heat pumps to rear. At rear on first-floor level create new garden room with flat skylight and small roof terrace with balustrade. Replace all windows and doors.
