The Tree splits into 2 stems at around 2ft heigh which has created a water pocket over the years and upon inspection in the cavity there is heavy signs of rot. Used a tree auger to test depth of rot and was able to reach into the middle of the stem. The Tree has a heavy lean over the clubhouse and with a high level of public traffic I would advise the Tree is removed due to identified increased risk of failure and subsequent unacceptable risk of harm to persons
