Demolition of the existing dwellings and redevelopment to provide 2 houses with associated off street car parking. Variation of condition 1 of 22/01548/S73 to amend the approved plans to create a basement for House B, amend upper floor layouts and rear window arrangement. (Original permission previously amended by 21/03209/S73 and 22/01548/S73). Variation of condition 1 of permission 23/01130/S73. Amendments to internal layout, small crown roof change to the roof pitch, remove one obscure side window on House B and insert 1 small obscure window in the rear bedroom of House B.

Group of 5 mature trees on the boundary of 7 Kenneth Road with public footpath, comprising four Common Beech (T1 to T4) and one Field Maple (T5) as shown in the site plan. Specification is a 1.5 metre reduction in height of the group, with similar shortening-in of side growth away from the house and over garden. Prune back T1 and T2 Beech branches currently close to house guttering/roof to ensure clearance of 2 metres. Prune back T5 Maple branches currently touching the garden room roof to ensure clearance of 2 metres. In addition, prune back T1 and T2 Beech branches currently touching neighbour's (26 Cunningham Road) garage roof to ensure clearance of 2 metres.

MODIFIED SPECIFICATION FOR THINNING SEE CONDITION 2 T1. 1x English Oak tree located in the front garden of 2 Warren lodge. Crown thin by 20% and remove major deadwood. Remove epicormic growth on the main stems up to a height of 5-6 metres. Reduce selective lateral branches in by 1-1.5 metres to give a better shape, also reduce back from the house by 1-1.5 metres to suitable secondary growth points to reduce the amount acorn litter on the house roof. (see photos attached with areas to be reduce back clearly marked in red.) The objective of this work is to provide more light into the property of 2 Warren lodge, reduce the amount of acorn litter on the house roof and to give the tree better aesthetics.

Lime (rear garden RHS) - Re-Pollard back to previous pollard points, including the removal of all basal growth and epicormic growth on trunk. Remove any deadwood located on main 'tree framework' once re-pollarded. - Lime repollard is good arboricultural practice as regrowth is established and sizeable. 2. Eucalyptus (rear garden by patio area) - Remove major deadwood greater than 25mm diameter and reduce canopy closest to house by up to 2.5m to increase gap between tree canopy and property.- Eucalyptus. Deadwood removal and cut back to increase clearance from property roof. 3. Ash (rear garden LHS by veg patch) - Remove the lowest limb over neighbours garden, back to union with trunk.- Ash. Removal of low hanging branch over neighbours garden. Essentially a crown lift.

T1 Oak tree. Remove the lowest 4 branches on the West side adjacent to the house. T2 Oak tree. Shorten all branches that overhang the garage roof by 2.5m.

T1. Oak. Fell. Reason - The tree is close to the house and overhanging the roof. The crown overshadows one third of the garden and there is fear of root expansion under the house. T2. Oak. Reduce crown by 1m to the previous cut points. Crown lift drooping branches by 1m. T3. Oak. Reduce crown by 1m to the previous cut points. Crown lift drooping branches by 1m.

Rear of House T1-Beech. Remove whole low limb overhang main roof area growing towards oakhouse, lift remainder over main roof area to allow approximately 1.5 metre. The tree is located to the rear of the building. Removal of 1x low limb to remove the future encroachment from the rear elevation and roof area of the building. Lifting over the roof area allowing approximately 1.5m clearance to reduce the encroachment from the roof. To reduce the risk of damage to branch ends or damage to the roof. To allow a some more suitable light levels in to this area.

T1. Yew Tree. Crown lift by 2m over garage to allow roof replacement. T2. Yew Tree. Reduce height by 2.5m. Shorten lateral branches above the lawn by 1.5m. Shorten branches adjacent to the house by 2.5m. All this pruning is to remove the tree from the house and maintain a natural form and shape. T3. Ash Tree. Reduce size of the crown by 50%. The tree has Chalara disease and this strategy will hopefully provoke the stress reaction to create new growth, thus enabling the tree to survive for many more years.

Raising the lower crown to 5m to allow more suitable light levels in to the area and front elevation of the building.
