Submission of a tree protection plan pursuant to condition 5 of permission 22/02481/S73. The proposed development within this application is to remove the existing dwelling and redevelopment of the site as a residential scheme providing 2, five bedroom family homes set over two floors with occupied roof spaces. Variation of conditions 1, 4, 5, 6, 8, 9, 10, 11, 12 and 14 of permission 22/00047/F, approved drawing numbers, windows, trees, landscaping, parking and turning, construction transport management plan, electric vehicle charging, boundary treatments, energy and water efficiency statement and ecology.

T1 - Conifer Removal (0549). This tree has been very badly affected by the recent drought and has sadly lost most of its greenery. I have recommended this tree is removed while it is still safe to climb and dismantle. T2 - Sycamore. Upon inspection of this tree I noticed some quite extensive bark inclusion at the lowest fork near the base. The canopy has become quite heavy and would benefit from a major crown reduction/pollard to reduce sail effect in high winds and significantly reduce the load on the low fulcrum point. 5m crown reduction/pollard finishing height of 10m. Reframe for good onward form T3 - Redwood dead wood removal (0554). Obvious dead limb in lower canopy to be removed, dead wood throughout T4 - Ash (0556) This tree is starting to encroach on the building and is blocking natural light from windows. It has become unbalanced on property side as there appears to have been some prior work on the neighbouring side. I have recommended a crown reduction on property side to balance the crown, all back to sustainable growth points. 1.5 to 3m (blend side into the tops with varying meterage) reduction back to sustainable growth points on property side to reduce weight of heavy and extended limbs, clearance from building

Single storey extensions with extended roof forms above, new dormer and rooflights, new porch and conversion of one garage internally. Associated alterations to fenestration and materials. Introduction of solar panels. Associated internal reconfiguration and external landscaping works.

Submission of a tree protection plan pursuant to condition 5 of permission 21/01098/S73. Demolition of existing secure health care building (use class C2a) and construction of a mixed use scheme comprising 72 bed residential health care facility (use class C2), along with 3 x 2.5 storey terraced houses and 1 x two storey 3 bed linked detached dwelling, all with associated revised access, parking and gardens. Variation of Condition No 1 of permission 20/01540/F to amend drawings, including changes to internal floorplan to create 6 additional bedrooms (total of 78 bedrooms), amendment to windows and patio doors, revisions to main entrance, repositioning of stair core with associated changes to Shrewsbury Road elevation and creation of an isolation suite with terrace. (description amended 17/05/2021).

Lower ground single storey extension and associated refurbishment and alterations including new crossover for driveway. 'Variation of Conditions 1, 3c, 3d, 3e, 3f, 3g, 4, 5 and 6 of permission 18/00251/HHOLD 1. Change - Change in construction and waterproofing method necessitated slight change in layout. Rooflight changes create lower visual impact, including house no longer obscured by rooflights from east elevation, and allow easier access around the site through the use of walk on glass. Introduction of structural planters to provide screening and privacy to the patio from the road, while integrating a hidden railing and softening the overall visual impact of the extension. 3c. Removal - Landscape design submitted showing replacement planting following excavation leading to loss of trees and shrubs. Replacement planting and design proposed, 3d. Removed - Railings have been safely removed and preserved, and will be placed in new location around the drive, as per plans. 3e. Change - Stairwell walls to be matching white render at and below the level of the white plinth of the existing house that surrounds the ground floor. Front of House: G2 - Creeper, prune to tidy; remove off the roof and clear from gutters and windows. Exempt works: Front garden right hand side: G3 - Mixed species, trim tops to common level; trim all sides as hard as possible retaining healthy growth. Fell to ground level and poison 1 x self set Sycamore by front elevation of the house. The line of trees are located in the front garden on the boundary line of London Road South. The works are part of a maintenance program to maintain the trees at a suitable size for their location; to reduce the encroachment from the public footpath. Felling of the Sycamore near the front elevation of the building as this will become an undesirable species in the future and to reduce the risk of future damage to the building if allowed to mature. Front garden front boundary: T4 - Buddleia, Reduce to a height of approximately 1 - 1.5 metres from ground level. The mature shrub is located in the front garden to the front boundary. Reduction to maintain the shrub at a suitable size for its location; To remove the encroachment from the public footpath and street furniture

T10 Cherry (x1) - Remove dead branches from stem closest to the corner of the fences (it overhangs footpath). Reason: The branches are dead. G11 Cherry (x3) - Remove deadwood greater than 2.5cm diameter. Reason: General maintenance. To maintain the trees at a smaller size.
