To remove existing decorative stone balustrades around the garage roof, undertake remedial works to prevent water ingress and re instate a pitched roof with gable end to match the existing house (as as pre 2009). Re render the walls to match the adjacent finishes, construct a sloping tiled pitch roof and install matching new windows.

The proposal is to enclose the existing covered entrance area to the house beneath the extended bay roof to create an enclosed porch with the new frontage in line with the front line of the bay windows. The area to be enclosed measures one metre deep by three metres wide resulting in a total area of three square metres. A small gable is also proposed over the new enclosed entrance porch integrated into and no higher than the existing bay window roof.
