To refurbish and convert in keeping an existing workshop for office use. Block up an external doorway with matching brickwork. Create a new doorway into an existing greenhouse. Replace the existing shingle roof with a clay tile, complete with two conservation Velux windows. Replace the existing fence and gate to the front with new. Replace the existing gates to rear garden with new double gates. Reduce size of raised planter and replace existing shingle area with paving. As amended on 05/07/2022.

To remove existing glass roof from existing conservatory and reinstate with single glazed unit in toughened 6mm clear glass. Retain all original ironwork (cast iron brackets & iron tie rods) to reflect that of the existing greenhouse. Fit new aluminum glazing bars 50 mm in white which will be fixed directly onto existing timber glazing bars. Remove existing louver slat windows including outer frame timber uprights, external sill, reinstate in Accoya timber frames, single glazed in toughened 4mm glass, side hinged , solid brass hinge, stays and fasteners. Demolition of existing rear WC and bathroom extension and oil boiler with enclosure. Retention of existing study and kitchen structures at rear. Erection of new rear ground floor brick extension comprising extended hobby room with extended catslide roof over. First floor rear extension comprises extended Shower Room with new paired gabled dormer roofs. Removal of internal ceiling to existing study/new hobby room. Existing retaining garden walls to perimeter of rear and side to house to be relocated to suit new extension projection.
