The proposal is to convert the existing empty loft space above the studio annex at Valley lodge into a new bedroom, bathroom and office/dressing space for the existing occupant. The loft currently has sufficient head height for conversion; however as part of the work the applicant wishes to construct a front and rear dormer with new timber cladding (fire rated) matching that of the existing. To the rear the dormer will have a new frosted window of white upvc. To the front the door will be of grey aluminium to match that of the entrance door. The dormers will have a flat cold layer felt roof. To the side elevation an new vellum roof light will be created for the dressing room to provide additional light. To ensure fire safety a new door will be installed to the kitchen space with the existing annex becoming a living room

New single-storey rear extension to ground floor offices, including blocking up existing windows to a residential flat, and their replacement with roof lights

Prior Approval pursuant to Schedule 2, Part 3, Class O of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) for change of use from offices (Use Class B1a) to residential (Use Class C3) to accommodate 42 residential units. Each habitable room would have a window and/or skylight providing adequate natural light.

Internal works to the garage to create a workshop/home office and bike parking, create an extension of the kitchen and a utility room. External works new windows to rear and refurbished door to garage
