Construction of rear extension including garage conversion with new window to replace existing garage door.

Construction of timber framed single storey extensions plus first floor extension, cladding of structure, forming of new timber fencing to boundary, alterations to fenestration, erection of railings, change of use to drinking establishment with extended food provision (Sui Generis). Partly retrospective.

Discharge condition Nos. 3 (materials), 4 (construction method statement), 5 (hard and soft landscaping), 8 (boundary treatment), 9 (windows) & 16 (tree removal) on planning approval PL/2019/02313/PPFL.

Demolition of rear windows and doors and roof and construction of new single storey extension.

Reroofing of existing single storey rear extension to form roof terrace, changes to rear fenestration and construction of single storey rear extension to form spa area. This is a resubmission of the same forms and drawings as per approved planning application PL/2018/00276/MINFOT, approved on 29/03/2018, which is still valid as of the date of this new application. No changes are proposed to the design/opening hours/etc. approved previously.
