Variation of Condition 1 of planning permission PL/2018/02731/MAJFOT dated 28th March 2019 for a hybrid planning application for the demolition of the existing buildings; an outline planning application for up to No. 330 (C3) residential dwellings and for up to 100,000 square feet (GIA) of car dealerships including MOT facilities (Sui generis) with all matters reserved apart from access and scale; and a full planning application for No. 242 (C3) residential dwellings and a full planning application for a single car dealership including MOT facilities (Sui generis) including a new vehicular access from Dog Kennel Lane, a new vehicular access from the existing A34 Cranmore Boulevard roundabout, tree removal works, landscaping, infrastructure upgrades and drainage works. Namely: Amend HT06 House type on plot 110-112 and 124-134, replacing them with 3x Souter, 4x Leicester, 4x Bickleigh and 1x Lumley with garage.

Reduce to rebalance crown, 2-3m reduction to left limb and 2 No. lowest right limbs, 1-3m reduction to the top, lift branches from over garage by 2-3m to prevent damage on 1 No. horse chestnut tree (T84).

Fell 1 No. apple tree, fell conifer trees & eucalyptus tree by garage.

Reduce the lower limbs of cedar tree 3m back to suitable pruning points away from property. Fell dead apple tree, fell conifer trees and eucalyptus tree by garage.

Cut back branches of 2 No. oak trees (T3 and T4) overhanging onto garage of 18 Turnpike Close by up to 4m back to fence line of 12 Hathaway Close.

Application to crown uplift of oak tree branches over existing garage roof to achieve a maximum gap of 1 metre between the branches and the roof plane of the garage beneath.

Group 1 (Alder and ash) - Crown lift by removing four lowest branches over garage by three metres, remove deadwood. Group 2 (Alder and birch) - Clean off suckers that overhang to main crown break, remove small diameter branch over chimney, remove any dead wood, minor maintenance.

Fell 1 No. wych elm tree (T1), reduce by 2-3m on north side 1 No. turkey oak tree (T2), fell 1 No. Turkey Oak tree (T3), reduce by 2-3m over drive 1 No. turkey oak tree (T4), reduce by 3-4m over garage (north side) 1 No. turkey oak tree (T5).
