Internal and external alterations to the existing public house including the repositioning of existing kitchen/toilets, demolition of rear conservatory and erection of a replacement rear extension, alterations to the existing side extension and outside dining areas and associated development.

Change of land use to operational land and the construction of three booster pumps, a motor control centre (MCC) kiosk to house the pumps, an area of grassed truck-pave parking and associated landscaping (the "Proposed Development"). An underground pipeline connection will be required from the existing water supply network within Pen Mill Station Road to the pump kiosk, which is to be completed under Permitted Development.
