Construction of a new first floor to an existing bungalow

Amended condition 3: Within 1 month of the Phase 1 initial trial excavations as detailed in the submitted Construction and Environmental Management Plan dated 12/06/2022 Rev 01 taking place a Construction Methodology and Management Plan shall be submitted to the LPA for approval. The Plan shall include / provide for: a) the parking of vehicles of site operatives and visitors; the loading and unloading of plant and materials; the storage of plant and materials used in constructing the development; b) measures to control the emission of dust and dirt during construction; c) details of protective measures (both physical measures and sensitive working practises) to avoid impacts during construction; d) replacement planting and ecological enhancements; e) A timetable to show phasing of construction activities to avoid periods of the year when sensitive wildlife could be harmed (such as when badgers, reptiles and amphibians are active and during bird nesting seasons); f) Persons responsible for: i) Compliance with legal consents relating to nature conservation; ii) Compliance with planning conditions relating to nature conservation iii) Installation of physical protection measures during construction; iv) Regular inspection and maintenance of the physical protection measures and monitoring of working practices during construction; v) Provision of training and information about the importance of Environment Protection measures to all construction personnel on site. The development shall be carried out in accordance with the approved plan. Removal of Condition 6 (approved plans) and variation to wording of conditions 11 (Materials), 14 (Retained Trees), 15 (No Burning within 6 metres of the Retained Tree Canopy), 16 (No Storage of Material within Root Protection Areas) and 18 (No Dig Construction Design within Root Protection Areas)

We are seeking to change drawing 2240-26-REV B stating roof tiles to match existing under condition 2. New drawing 2240-26-REV D to state roof tiles to as Marley Ashmore, smooth grey roof tiles. 2240-26-REV B to be updated to 2240-26-REV D to include change of roof construction from flat roof to gable at rear.

Capelle House is a three storey, red brick building built in the early 1960s. The building has a basement used for plant equipment accessed via an external stair down. A single storey element to the north sits next to the main three storey part of the house. There is a regular window arrangement at each floor and the building is finished with a simple, clay-tile, hipped roof. Wells House is a two-storey, red brick building also built in the 1960s, however we understand it's design and construction followed the completion of Capelle. The Wells building shares a party wall with Capelle where a single storey portion sits. This then connects to the main two storey part of the building, which again has a regular window arrangement at both floors. Externally the red brick is broken with what appears to be cement board sections recessed back from the external wall line. The building is finished with a simple, clay-tiled gable roof.

On the front elevation (south east) we have replaced the oak beam with the steel beam and clad over with oak cladding. On the rear elevation (north west) we have aligned the wall construction in line with the first floor and with corbel detail
