Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Details of Condition 5 'Samples' as required by planning permission ref. 23/AP/1650: Extend the lower ground floor up to the existing external stair to create a garden room and extend into the roof space. The original rear wall of the property will be retained, along with the window and door opening in the wall. Replacement of metal balustrade with cast iron balustrade on the rear elevation. The existing non-original roof extension will be retained, with the flat portion slightly raised and slopes re-finished in natural slate with 5x traditional dormer windows. Minor alterations to the internal arrangements of the lower ground floor, first and second floors. Reintroduction of period features to the ground floor rooms.

Listed Building Consent: alterations to the existing building including the removal of a small portion of the South-western Elevation to create a door opening and the replacement of two existing rooflights. New build works will utilise a portion of the garden to provide a new open plan Dining/Kitchen/Living area. There will be a small increase to the built footprint. The only external works to the existing property is to remove a portion of the side elevation to accommodate access to the proposed side extension and replace two of the existing rooflights.

Variation of Condition 1 (Approved drawings) for full planning permission 21/AP/2183 dated 27/08/2021 for 'Extensions and alterations to the existing building to facilitate the reconfiguration of two existing self-contained flats to form 2 x 2 bedroom flats alongside a loft conversion and roof extension' to allow: i) The former shop frontage at ground floor which was previously proposed to be repaired and redecorated is now being replaced with a more suitable entrance to both dwellings. ii) Ground floor rear fenestration has been simplified. iii) Layout of flat 2 kitchen updated and area schedule updated. iv) Rear access path removed in favour of better internal environment to flat 1. v) Materials key updated to reflect changes proposed elsewhere.

Construction of rear dormer extension with a Juliet balcony to provide additional living accommodation, together with the installation of three rooflights on the front roof slope, the installation of an air source heat pump to the side of the property and alterations to the existing windows and doors to the rear and side of the property.

Construction of a single storey side extension and rear dormer extension with Juliet balcony, together with raising the existing chimney stack and party parapet wall on the side of no. 20 and alterations to the existing rear outrigger and lean-to rear extension, including external insulation with rendered finish to side of outrigger and diamond hung slate cladding to rear of outrigger, refurbishment of pitched roofs and new aluminium framed windows and doors to rear and side.
