Construction of a single storey side and rear extension. New dormer extension to rear roof pitch and loft conversion at second floor level. New conservation roof lights to side roof pitches over main body of house. External refurbishment and landscaping works to the front and rear gardens and side passage.

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Replacement of front and rear external windows. Replacement of the front garage door with a metal door, replacement of the front back panel, and replacement of the obscure glazed panel with clear glazing on the first and second floor rear windows. Non material amendment for 20/AP/2731 dated 24/12/2020 for construction of two storey, 3 bedroom dwelling to replace redundant garage at 17 Stories Mews with a small garden to the rear and covered cycle and bin storage to the front. Installation of solar panels and rooflights to the flat roof as well as one rooflight at first floor level. Removal of condition 3 as works unnecessary to facilitate development along with a change to approved plans (Ground Floor) to incorporate composite decking, astroturf (already installed).

Proposed Variation of condition to substitute approved drawings to extend the proposed garage to allow for covered and secure bicycle storage and separate timber clad with sedum roof bin store

Alterations to existing building including refurbishment of existing brickwork, installation of new windows and doors, canopy and first floor balcony, modifications to existing garage to create a timber clad cycle store with a green roof and enclosed passageway, and provision of cycle stands and bin store within forecourt, along with new boundary walls, fences and access gate, and hard and soft landscaping.
