RESUB- Detail of Condition 3-Tree survey - proposed works/protection as required by full planning permission ref 19/AP/1173 dated 21/03/2022 for minor material amendment to planning permission 19/AP/1173 (Construction of a seven storey extension to the rear (from ground to sixth floor- the ground floor being an under croft) and two additional storeys with terraces to the existing five storey building for the retention of A1 (retail) on the ground floor and increased B1 (office) floorspace on the upper floors to create a seven storey building across the footprint of the whole site.) Non-material amendment to reserved matters approval for Plot H5 ref. 20/AP/1456 (Application for the approval of reserved matters (layout and appearance only) for Plot H5 within Elephant Park submitted pursuant to the Outline Planning Permission ref. 12/AP/1092. The proposal incorporates changes to the allocation of uses at ground and first floor, the attachment of a shopfront design guide, and minor external and internal amendments to the ground floor and tower crown of the development approved by reserved matters approval ref. 17/AP/2269 (Approval of reserved matters (access, scale, appearance, layout and landscaping) for plot H5 within Elephant Park (previously referred to as the Heygate Masterplan) submitted pursuant to Outline Planning Permission ref 12/AP/1092). The revised proposal results in the buildings between 8 and 25 storeys in height (maximum building height 85.415 m AOD), comprising 384 residential units, 804 sqm (GEA) of flexible retail (A1-A5) uses, 684 sqm (GEA) of flexible retail, office and leisure uses (A1-A5/B1/D2), 121 sqm (GEA) of flexible retail and office uses (A1-A5/B1) car parking, cycle storage, servicing, plant areas, new landscaping and other associated works.) to amend the ground floor plan to change the allocated use of retail unit 3 from Class A1-A5 to Class A1-A5/D1 use.
