Listed building concent for erection of rear infill extension and adjustment of existing rear extension height. Replacement of the rear extension roof lantern with a low profile skylight and addition of 2 no. low profile skylights . Replacing 3 existing domed skylights with 2no. low-profile skylights to the existing front facing extension. Elevational repairs and upgrades including the re-rendering of the property with breathable lime render and addition of decorative mouldings. Replacement and repositioning of uPVC doors and windows with traditional style timber sash windows and timber doors and the reinstatement of a clerestory window. Roof alterations including the replacement of existing front ground floor extension with lead grey EPDM and rear extension roof with sedum, and replacement of felt and copper roof to the main property with a lead grey single ply membrane roof and the addition of 3no. conservation style skylights to the main roof. Internal remodelling works proposed.

Construction of an additional floor at roof level, a single storey front and rear extension, elevational alterations to include new windows and a brick-slip system, increase in width of the current gate within existing boundary wall, and the provision of a waste and bicycle store at the front.

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Non material amendment of planning permission 23/AP/0372: Installation of front garden entrance gate and railing. Part demolition of existing ground floor single storey extension. Construction of one storey and part two storey rear extension. Introduction of roof terrace to butterfly roof with roof alterations. NMA sought: Changes to the previously approved fenestration replacement from timber to heritage uPVC (front and rear). Changes to the previously approved roof terrace footprint dimensions, access hatch and balustrade.

Details of Condition 5 'Samples' as required by planning permission ref. 23/AP/1650: Extend the lower ground floor up to the existing external stair to create a garden room and extend into the roof space. The original rear wall of the property will be retained, along with the window and door opening in the wall. Replacement of metal balustrade with cast iron balustrade on the rear elevation. The existing non-original roof extension will be retained, with the flat portion slightly raised and slopes re-finished in natural slate with 5x traditional dormer windows. Minor alterations to the internal arrangements of the lower ground floor, first and second floors. Reintroduction of period features to the ground floor rooms.

Variation of Condition 1 (Approved drawings) for full planning permission 21/AP/2183 dated 27/08/2021 for 'Extensions and alterations to the existing building to facilitate the reconfiguration of two existing self-contained flats to form 2 x 2 bedroom flats alongside a loft conversion and roof extension' to allow: i) The former shop frontage at ground floor which was previously proposed to be repaired and redecorated is now being replaced with a more suitable entrance to both dwellings. ii) Ground floor rear fenestration has been simplified. iii) Layout of flat 2 kitchen updated and area schedule updated. iv) Rear access path removed in favour of better internal environment to flat 1. v) Materials key updated to reflect changes proposed elsewhere.
