Non material amendment of planning permission ref. no. 23/AP/1984 dated 28/09/2023 for 'Raising of the existing outrigger roof by approx. 1050mm, to provide additional floorspace on the Second Floor. A new sash window matching the existing windows will replace the small existing window of the outrigger and two rooflights are added to the outrigger roof. The existing dormer on the rear elevation is proposed to be widened by approx. 700mm with two new sash windows to match the existing. The new dormer roof will be finished with roof tiles that will match the existing. The proposed works also include a new conservatory infill extension to the Ground Floor and the Crittall -type glazed conservatory extension will have a matching glazed roof to provide further sunlight into the Ground Floor space. The existing rooflight and double doors to the side of the proposed conservatory will be replaced with a Crittalltype rooflight and double doors, respectively, to match the proposed conservatory'. The amendment seeks the following: - The height of the raised roof ridge of the rear outrigger to be reduced to 0.85m above the existing - The new sash window to the rear of the two-storey outrigger to be reduced in proportion - The two new rear rooflights are to be conservation-type rooflights with a dividing vertical glazing bar - The height of the rear dormer is to be reduced to 2.6m from base to the ridge - The zinc cladding of the dormer is to be dark grey.

Demolition of existing pitched roof and construction of a mansard roof extension across both properties (29-31 Choumert Grove) with four dormer windows to the front elevation and two to the rear elevation to provide additional living accommodation, together with raising the existing parapet wall to the rear elevation and replacing all of the existing windows with aluminium framed casement windows.

Construction of a rear dormer and three dormer windows to the front roof slope including raiging the ridge line by 1m.

Replacement of the roof access dormer, new skylights and warm roof build-up with like for like finish. Making good of the existing external lighting and addition of external lighting to entrance, fire escape and terraces.

Details of Condition 3 (Construction Method Statement) pursuant to planning permission 22/AP/3290 granted for: Construction of a single storey roof extension to provide 2 x studio units (Class C3a) involving replacement of the existing pitched roof with a brick parapet extension and a steeper, pitched slate roof with dormer windows.

Variation of condition 2(approved drawings) pursuant to plannning permission ref. no. 20/AP/1931: Construction of a two-storey rear extension at ground and first floor levels and a mansard roof extension. Variation sought: creation of additional dormer to front slope, an additional window to the side elevation and replacement of cycle storage with a water collection butt.
