Variation of Condition 1 'Approved Plans' and Variation of Conditions 3, 4, 5, 6, 7, 8 and 9 of planning permission ref. no. 21/AP/2415: Demolition of existing two-storey dwelling house and replacement with a new three-storey dwelling house with terraces to the first floor and roof, complete with associated landscaping, cycle parking and refuse storage. This application seeks the following: Change to Condition 1, in respect of changes to roof parapet, party wall, window and door openings, use of white brick and landscaping. Change from a four bedroom 8 person house to a four bedroom 7 person house. Variation of the pre-commencement conditions (3, 4, 5, 6, 7, 8, 9), on the basis of providing the information required for their variation to compliance conditions.

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Variation of Condition 1 (Approved Plans) pursuant to planning permission 21/AP/1122 for 'Demolition of the existing buildings and construction of a new part four, part three and part two storey building facing Alice Street, a three storey terrace with mansard level and re-use of existing basement facing onto Tower Bridge Road, to provide 9no. residential dwellings (Use Class C3) and a retail unit (Use Class E(a)).' The amendment includes the following: - propose infill between house 2 and 3 set back from courtyard elevation to provide walk-in closet; - relocate ASHP in house 1 onto the flat roof in concealed location besides the consented brickwall; - position consented south-facing 2/F window 835mm to the right for house 1; - reduce perimeter wall adjacent to Capacity House and Nos. 87 & 89 TBR to nominal 2-3m from proposed site datum level

Details of condition 5 (material samples) required by planning permission 21/AP/1567 'Minor material amendment to plans of the previously approved planning permission ref: 20/AP/1103 granted on 10/06/2020 for: (Demolition of existing single storey studio and construction of a new 2-bedroom house; together with construction of a single storey ground floor side return extension to existing dwelling house) to allow the following changes: - Internal alteration to layout of the rooms, room sizes and other facilities within the house - Reduce basement size, - Retain rear garden level - Remove proposal for additional rooflights set in the garden - Rear extension/outrigger to be increased in depth by 0.86m and reduced its width by 1.31m. - Provision of cycle and refuse bins store within front courtyard - Enlargements of the proposed building at the ground floor front - Increase in the depth of the rear outrigger - Increase in roof height - changes to elevational brick work, fenestration and roofing materials - Removal of side chimney'

Non material amendment of planning permission ref. no. 22/AP/4012: Demolition of existing ground floor side extension and replacement with single storey ground floor side and rear extension. NMA sought: side return now to link to rear of main house, converting existing rear window of main building into a doorway to kitchen.

Minor material amendment of planning application ref. no. 21/AP/0930: (Demolition of existing ground and first floor outrigger and construction of ground and first floor rear extension with a rear facing terrace. Enlargement of existing dormer to the rear and replacement of two rooflights of front roof slope. Enlargement of the basement with installation of lightwells ) to lower the roof of the rear extension by 300 mm at the rear extension, the external finish of the windows and doors to be changed to Bronze to match the timber cladding on the rear elevation. The decrease in the size of the front light well by moving the dwarf wall by 500mm towards the house to enlarge the length of the driveway.

Amendments sought: Rationalisation of the basement, internal layout reconfiguration, enhanced energy strategy and changes to the upper levels of the building (comprising reduction in the extent of plant area, revised external envelope and roof terrace enhancements) together with fenestration enhancements.

Details of Condition 7 'External Facing Materials' pusuant to Listed Building Consent ref. no. 22/AP/2075: Reconstruction, refurbishment and extension to 8 Addington Square, including demolition and reconstruction of entrance hall, demolition of existing ground floor rear extensions and replacement with single-storey rear extension with flat green roof, extension and part rebuilding of existing side extension with another storey and front elevation line, new railings to match No.7 Addington Square, new boundary wall at ground floor to alley, new flat roof to the bay window, replaced rear glazing, repair/replacement of rotten windows to front, re-rendering of original house facades and internal structural works.
