Resubmission of extant listed building consent LBS Reg: 20/AP/1716 (dated 15/8/2020) the removal of an internal loadbearing wall at lower ground level and the creation of a structural opening on the rear facade and installation of French doors with side lights for improved garden access, together with further minor internal alterations.

Changes in layout to the lower ground floor plan to create a new utility room and bathroom. Replacement of the existing front lower ground floor door. Replacement of the existing rear lower ground floor window. Widening of the existing rear ground floor door that provides access to the garden at lower ground floor level. Extend the lower ground floor up to the existing external stair to create a garden room and extend into the roof space. The original rear wall of the property will be retained, along with the window and door opening in the wall. Replacement of metal balustrade with cast iron balustrade on the rear elevation. The existing non-original roof extension will be retained, with the flat portion slightly raised and slopes re-finished in natural slate with 5x traditional dormer windows. Minor alterations to the internal arrangements of the lower ground floor, first and second floors. Reintroduction of period features to the ground floor rooms.
