LBC: Change of Use from eight unit HMO Hostel (Sui Generis) into four (C3 Residential) units (four x 2 bedroom flats) with cycle parking and refuse storage and associated facade restoration works.

Replacement of existing roof access hatch with new opening glazed skylight and construction of a staircase to existing roof terrace and associated internal alterations; replacement of existing railings at roof level with new Building Regulation compliant railings works required to create a roof top amenity space; replacement of existing windows (3no. fourth floor and 1 no. third floor) with double glazed windows, refurbishment of front dormer window with introduction of new double glazed windows, sub-division of Third Floor bathroom to create a second bathroom and replacement of modern internal doors to residential apartment.

Listed Building Consent to seek amendments to the scheme approved under LBS reg no 17/AP/3071 for alterations to enable a change of use of Beltwood House (a Grade II listed building) from a Class C2 residential institution to provide 7 apartments and alterations and extension of the existing Gate Lodge. Works proposed to the main house include: reduction in the number of apartments from 7 to 6 (consolidating Units 02 and 05) and alterations to the internal layout. Works proposed to the gate house include: introduction of 2 conservation rooflights to rear extension, internal alterations and replacement of modern door with new door, sidelights and canopy.

Renovation of the external appearance of this Listed Building rectifying inappropriate works, mostly dating from the 1980s when the property (with adjacent property) was a London and Quadrant Hosing Association group home for the mentally handicapped. Additional fire doors were required for that use, but on sale and conversion to residential flats c 2001 some of the old features, such as the prominent alarm box and basement window guard were left in place. Internally the door frames from some of these additional fire doors were left in place rather than stripped out. The proposed works seek to rectify this and correct other non-compliant alterations such as the added uPVC windows, added to the rear, and reinstate as box sash timber framed windows
