Retention of single storey rear extension (revision to approved application 20/AP/0690) and erection of a rear garden storage shed (Amended description)

Varation of Condition 1 'Approved Plans' pursuant to planning permission ref no. 23/AP/1461 for the construction of a rear dormer roof extension to the main roof slope and over outrigger; including the raising of the roof ridge by 1.1.m and the contruction of a garden shed. Variation: Increase height of the boundary wall.

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Details of Condition 2 (Drainage strategy) as required by planning permission 22/AP/1176 dated 14/07/2022 for - Construction of a basement extension and two lightwells to the side; single storey rear extension; enlargement of the existing dormer; and the installation of an air source heatpump and bike shed to the side.

Extend the existing ground floor commercial unit to the rear north and west boundaries following removal of various temporary shed and lean to buildings; separate the access stair to the residential flat above from the commercial space at ground floor level; provision of refuse storage and bicycle storage to the existing side alley to the south along with a secondary access/exit from the commercial space.

Non material amendment for minor alterations to existing planning consent 22/AP/1099 dated 27/07/2022 for part demolition of existing structure including garage, single and double storey side and rear extensions, front and rear garden reconfiguration including works to trees, provision of air conditioning condenser. Alterations to provide additional first floor rear window, rooflights repositioned, additional chimney to garden room, alteration to rear ground floor terrace glazing mullions, additional ornamental fish pond, alteration side storage shed, relocation of refuse area and location of services meters on side wall.

Removal and replacement of existing entrance bridge to front facade with new steps and associated new grilles and handrails, new paving to front path; removal of existing steps and balcony/landing to rear facade and demolition of old WC building and water tank against side wall, and replacement with new metal balcony, steps and handrails and associated paving works; addition of small shed to rear garden; part-removal of existing roof above entrance wing at second floor level to facilitate infill mansard roof extension to accommodate additional bedroom and bathroom and formation of opening to link extension to staircase.
