Retention of single storey rear extension (revision to approved application 20/AP/0690) and erection of a rear garden storage shed (Amended description)

Varation of Condition 1 'Approved Plans' pursuant to planning permission ref no. 23/AP/1461 for the construction of a rear dormer roof extension to the main roof slope and over outrigger; including the raising of the roof ridge by 1.1.m and the contruction of a garden shed. Variation: Increase height of the boundary wall.

Formal application to vary Schedule 3 Requirement CHAWF1 (CoCP Part B) to allow for the works: (1) installation of precast shaft cover slabs and (2) fixing of steel reinforcement (all inside the acoustic shed) to be undertaken over the Christmas period 2023 at Chambers Wharf (CHAWF) work site of the Thames Water Utilities Limited (Thames Tideway Tunnel) Order 2014 (the Order) (as amended).

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Conversion of an existing basement area into a finishing kitchen for the adjacent hospitality premises. Works include a new roof and roof light to basement area, external kitchen extract and associated works to the ground floor. Proposed erection of an external storage shed.

Details of Condition 5 'Arboricultural Supervisory Elements' pursuant to planning permission 22/AP/2958: Construction of outbuilding in the garden to the rear of 27 Love Walk to replace existing three sheds.

Details of Condition 2 (Drainage strategy) as required by planning permission 22/AP/1176 dated 14/07/2022 for - Construction of a basement extension and two lightwells to the side; single storey rear extension; enlargement of the existing dormer; and the installation of an air source heatpump and bike shed to the side.

Extend the existing ground floor commercial unit to the rear north and west boundaries following removal of various temporary shed and lean to buildings; separate the access stair to the residential flat above from the commercial space at ground floor level; provision of refuse storage and bicycle storage to the existing side alley to the south along with a secondary access/exit from the commercial space.

Details of Condition 11 (External Facing Materials) pursuant to planning permission ref. no. 20/AP/1941: 'Demolition of existing garages and pram sheds and the redevelopment of a new 5 storey residential building (Class C3) of 24 affordable homes comprising 8 x 1 bed flats, 6 x 2 bed flats, 8 x 3 bed flats/duplex and 2 x 4 bed duplexes. Plus associated landscaping works and 4no blue badge parking spaces.'
