Certificate of Lawfulness (Proposed): Erection of rear dormer extension

Demolition of existing internal stairs with new and adjustments to the stair core on the fourth floor. Replacement of lift with new to extend to the fourth floor. Modern partitions replaced with new to create meeting rooms, toilets, risers, and storage areas. New floors and ceiling finishes. Internal openings in communal areas to be enlarged to accommodate new doors. Replacement of the doors to the rear elevation and removal of existing modern window and wall section on first floor for new door to fire escape stair. Secondary glazing to rear elevation windows and external loading doors. The first floor glass roof to be removed and replaced with a solid roof. Changes to the approved rear fire escape stair and landings including extension to the First floor. Replacement of pavement lights. First-floor terrace plant enclosure extended to accommodate new plant. Adjustments to terraces on the first floor and roof. Replacement of the roof access dormer, new skylights and warm roof build-up with like for like finish. Making good of the existing external lighting and addition of external lighting to entrance, fire escape and terraces.

Varation of Condition 1 'Approved Plans' pursuant to planning permission ref no. 23/AP/1461 for the construction of a rear dormer roof extension to the main roof slope and over outrigger; including the raising of the roof ridge by 1.1.m and the contruction of a garden shed. Variation: Increase height of the boundary wall.

Details of Condition 3 (Construction Method Statement) pursuant to planning permission 22/AP/3290 granted for: Construction of a single storey roof extension to provide 2 x studio units (Class C3a) involving replacement of the existing pitched roof with a brick parapet extension and a steeper, pitched slate roof with dormer windows.

Box dormer roof extension to the rear to include raising the ridgeline by 250mm

Details of Condition 6 (Cycle Storage Details) pursuant to planning permission ref: 22/AP/3290 granted for : (Construction of a single storey roof extension to provide 2 x studio units (Class C3a) involving replacement of the existing pitched roof with a brick parapet extension and a steeper, pitched slate roof with dormer windows).

Construction of an L-shaped rear dormer extension and roof terrace to rear with 1.7m high privacy screening, together with raising the ridge on the main roof by 200mm, building up the existing chimney stack on the outrigger roof, installing two rooflights on the front roof slope and replacing an existing first floor rear window.

Details of Condition 4 ' Foundations Design' as required by planning permission ref. 23/AP/0749: 'Installation of new velux windows, rear dormer roof extension and side & rear extension with landscaping works.'

Construction of a roof terrace with a 1.7m high privacy screen on the rear roof slope, together with the installation of glazed doors in place of the existing dormer window to provide access to the roof terrace, two rooflights on the front roof slope, including a 'mini dormer' Velux window, and the replacement of the existing rooflight on the side roof slope.

Construction of rear dormer extension over the existing rear outrigger, installation of x2 roof lights to the front elevation roof slope and replacement of existing rear dormer window.
