Construction of an additional floor at roof level, a single storey front and rear extension, elevational alterations to include new windows and a brick-slip system, increase in width of the current gate within existing boundary wall, and the provision of a waste and bicycle store at the front.

Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

Replacement of existing lower ground floor conservatory with garden room, adjustments to existing ground floor utility room including replacement windows, enlargement of existing front lightwell, reinstatement of front boundary wall to match neighbours, front and rear window and associated internal alterations.

Variation of Condition 1 'Approved Plans' of planning permission 20/AP/3131: Demolition of the existing ground floor single storey rear extension and the construction of a new single storey side/rear extension to the ground floor flat with the installation of a boundary wall with a maximum height of 1m to the front of the property. Variation sought: 1. Change in the roof height and angle. 2. New roof light configuration. 3. Reinstatement of the existing window and entrance door. 4. Change from render to brick on the party wall to match the neighbouring building.

Provision of bin store (timber) in the front curtilage. Erection of storage structure (timber) in rear curtilage below existing deck at lower ground floor level (including removal of existing shed). Removal of upper ground floor rear window and widening of bay window to form sliding doors. External rear door and additional side window and door change. Existing rear extension roof to be replaced and external walls raised against existing boundary wall to No. 336 by approx. 1m.

Removal of Condition 2 (Occupation to be ancillary and incidental to enjoyment of dwellinghouse at 2 Darwin Street) and Condition 3 (Details of new fenestration and rooflights) attached to planning permission 95/AP/0175, for: Use of former public lavatories for domestic purposes ancillary to the single dwelling house at 2 Darwin Street, together with the erection of new boundary wall This Removal of Conditions application is submitted simultaneously with a separate Deed of Release application, 22/AP/2448.

Extension and refurbishment of the existing single storey outbuilding, including extending to the northern boundary of the site and constructing a new doorway within the northern boundary wall; replacing the existing roof with a mono-pitched roof falling towards the east; and replacing the existing doors and windows to the western elevation of the outbuilding with a new double doorway and installing a canopy above.

Change of use of building from Use Class B8 to provide ground and first floor flexible commercial floorspace as office, cafe or restaurant use (Class E) and second to fifth floor as office use (Class E); the erection of a five storey rear external core; raising of existing roof profile; construction of east and west dormer windows; change of southern hip roof slope to gable end; installation of a roof level plant screen to the new gable end; the insertion of new window apertures to the existing Loman Street façade; refurbishment or replacement of east and west elevation windows; replacement of loading doors to east and west elevations; partial lowering of courtyard area with relaying of granite setts; amendments to east elevation ground floor doorway; and associated works including changes to boundary treatment.

Alterations to existing building including refurbishment of existing brickwork, installation of new windows and doors, canopy and first floor balcony, modifications to existing garage to create a timber clad cycle store with a green roof and enclosed passageway, and provision of cycle stands and bin store within forecourt, along with new boundary walls, fences and access gate, and hard and soft landscaping.
