Reinstatement of the front boundary treatment, by the introduction of brick piers and plinth cast iron railings and gate (Revised description).'

Resubmission: Conversion of existing house into three flats (One x 1 bed, 1 X 2 bed and 1 x 2 bed duplex) requiring creation of a new lower ground floor, raising of the roof ridge height, dormer extension to the rear and insertion of two velux windows in the front roof slope.

Variation of Condition 1 'Approved Plans' of planning permission 20/AP/1836 dated 01/09/2020 for 'Removal of existing hip end roof and creation of an additional storey incorporating three storey extensions to both sides of the existing building and elevational alterations in order to create two 1 bedroom flats'. The proposed changes include replacement of lightweight cladding panels to additional storey with light grey silicone render, replacement of aluminium frames to windows and glazed stair enclosure with uPVC frames, replacement of glass balustrade to Juliet balconies to rear with painted mild steel railings, alterations to side extension adjacent to no. 92 Landcroft Road, including replacement of door in flank elevation with window, reduction in size of glazed return and change in level to entrance door to reflect existing site levels, and removal of 1.5m set back between the roof and front elevation shown on the approved side elevations so that they are consistent with the rest of the approved plans.

Change of use from ground floor Public House (Sui Generis) to 1 x self-contained flat (Use Class C3) including associated amenity space and refuse storage; removal of door and insertion of window to front elevation.
