Details of Condition 4 - Arboricultural Method Statement for planning permission 21/AP/0471 Conversion of garage and extension of its existing footprint to the front of the property, construction of a walkway to join the extended garage to main house, creating an internal courtyard of the outdoor space, demolition of existing lean-to and construction of single storey rear extension and creation of a balcony at second floor level. We arranged a visit by an accredited arboricultural consultant who has prepared an Arboricultural Method Statement. In doing his report, it was found that the large False acacia in the garden is dying and is likely to cause problems in the near future. HIs suggestion is that it be removed and it would make sense to do this before building works commenced.

Conversion of three flats back to one single family dwelling; demolition of existing side extension and the construction of a single storey side infill extension; Construction of an L-shaped dormer roof extension to the rear with raising the ridge height by 0.35m, and the installation of 3x rooflights to the front roofslope.

Details of Condition 12 - details of a surface water drainage strategy required by planning permission dated 30/07/2018 [LBS Ref 17/AP/4124] for 'Change of use from Class D1 with an ancillary Class B1 office function to Class C3 for residential use, including conversion and part demolition of existing main house to enable the creation of x5 new residential units and the construction of x4 new residential units in the rear garden with x9 off street parking spaces, associated communal and private landscaped areas'.
