Condition Number(s): Condition 1 - Approved Plans/ Documentation Conditions(s) Removal: The approved plans and elevations do not comply with the Building Regulations Approved Document Part B - Fire Safety. The travel distance for a single stair building from an entrance door to a protected stair is 7.5m but the distance on the approved scheme is in excess of 21m. The full height windows shown on the principle elevations are shown a opening lights but at full height which cannot be achieved due to fall and restraint restrictions. An opening window is required to satisfy Approved Document Part F - Ventilation. An opening window is required to facilitate the purge ventilation requirements so the window can only open above 800mm above FFL so a window transom has been introduced at the same level as the balustrades on the elevation. We wish to substitute amended plans and elevations which has included a secondary fire escape stair at the rear of the scheme to comply with Approved Document Part B. within the ownership boundary and the modifications to the windows.
