Form a new detached garage at the lower ground floor (road level). The garage will be covered over above at the upper ground floor level (house threshold) to create additional garden space. A new fence will be added to the perimeter of the garden as indicated on the drawings.

Proposed amendment to front access steps to dwelling, replace garden fencing and gate (to the side set back from the front elevation of the dwelling house) with secure timber gates and timber fencing, alterations to existing converted basement and alterations to improve natural light and to provide improved external access.
