Submission of details to comply with condition 4 (No works or development shall take place until an arboricultural method statement and tree protection plan specific to this scheme has been submitted and approved in writing by the local planning authority) attached to planning permission 23/0115/FFU for erection of single storey rear extension and detached double garage.

The proposal is to extend the rear of the property with a single storey extension extruding 2m from the existing building line, across the width of the property. The single storey extension is proposed to be 2m in depth and spanning the width of the northern elevation, excluding the garage area. To allow this development to proceed, there will not be a requirement to remove any trees. The project is to be built under the Certificate of Lawfulness (Permitted development) and the supporting report is to demonstrate how this can be achieved whilst maintaining the tree root system and minimizing the impact during construction.

Approval of details reserved by Conditions 4 and 5 of planning permission 20/0008/FFU [relating to the erection of a first floor side extension with a front bay and canopy and other alterations including internal and external alterations, which include increased split level basement habitable accommodation with access to the rear garden from lowering the ground levels at the rear] to agree details of the existing and proposed patio and rear garden levels for the development and seeking approval of details provided for proposed tree protection.
