URGENT 5 DAY APPLICATION Please refer to document provide: Margaret House - recommended works. This former residential care home has now come back under the control and management of Hertfordshire County Council and unfortunately since the property has become vacant there have been a number of attempted break-ins and acts of vandalism. Therefore Herts CC are to install a number security cameras that will be monitored remotely. For this to be affective a certain amount of vegetation needs to be cut back/removed so that 360 vision can be gained throughout the site. Not all of Margaret house falls within the conservation area. I have highlighted in yellow (within the recommended works document) the trees that do. Also included within this document is the proposed works to some small hedges/shrubs that are regularly maintained and are under 2 meters in height but still need to be removed to allow full coverage by security cameras. I assume these do not come under Conservation area protection.

Certificate of Lawfulness Existing Use: Use of existing dwellings (9 and 10 Solesbridge Lane) as two separate residential dwellings

Prior approval: Change of use from existing ground floor commercial unit (Class E) to 1no. residential unit (Class C3)

Part Retrospective: Change of use of land as an amendment to the residential curtilage, associated landscaping changes including formal garden areas, hard standing for vehicular access and parking and installation of entrance gate and pillars

Variation of Condition 4 (Affordable Housing), Condition 5 (Specification of Access), and Condition 7 (Bus stop and Crossing works) attached to outline planning permission 19/2419/OUT (Outline application: Residential development of up to 53 dwellings, construction of parking spaces, associated landscaping, infrastructure works and ancillary works including the demolition of the existing shelter (matters of appearance, landscaping, layout and scale reserved)) to reflect the scheme coming forward as 100% affordable (a mix of affordable rent and shared ownership), and to ensure the development can commence prior to the details of the new access point, bus stop and crossing points being approved.

Retrospective: Change of use of two outbuildings and immediately adjacent land from ancillary residential use (Class C3 residential) to a florist use (Class E commercial, business and service use).

Prior Notification: Change of use of agricultural building to four residential dwellings with operational works to building and associated curtilage
