Non Material Amendment to Planning Permission ref. 19/02495/FUL dated 06/11/2020 'Construction of a warehouse and distribution centre' amendments comprise (a) reconfiguration/ re-location of: (i) car and cycle park and turning head, (ii) road spur, (iii) pedestrian and cycle pathways, (iv) staff amenity area, (v) conveyor bridge & stair towers, (vi) PV invertor plant, (vii) sprinkler tanks, (viii) access gate to northern yard, (ix) main site access pedestrian and vehicular access gates and associated filter lanes and (x) pump-house; (b) removal of: (i) pedestrian link bridge to west; (c) introduction of: (i) additional maintenance access doors, (ii) 4 sub-stations, (iii) northern-power-grid unit, (iv) 2 bailers to eastern elevation, (v) additional stair towers to southern and eastern elevations, (vi) vehicle protection barriers, (vii) amenity roof terrace and (viii) 5 rapid EV charging points; (d) extension of: (i) workshop block to eastern elevation, (ii) office and welfare block to north-western corner and (iii) secure perimeter fencing along the southern section of the access road; (e) substitution of: (i) aluminium feature frame with flat opus plank cladding system; (f) reduction in (i) HGV parking from 150 spaces to 131 spaces and (ii) accessible parking from 34 spaces to 29 spaces.

To convert the existing tyre repair centre site office into a coffee bar and the workshop to continue as a car repair garage. Construction of a steel frame workshop to serve as a Class 7 MOT centre. Extension to the rear of the tyre centre to serve as a rest room for car wash workers and storage for equipment. Replacement of boundary fences with a block wall. Construction of metal frame canopies to serve as car wash and valet areas including new surface water drainage channels.
