Variation of condition 2 (approved drawings) of planning permission reference: NW/22/00385/FUL to allow for a change in facing materials on the main dwelling and to add 2 dormer windows in the roof of the garage.

Variation to condition numbers 2 (Representative samples (where appropriate) and details of all external facing and roofing materials (including bricks, window frames, door frames, eaves and rainwater goods), 3 (Details of those parts of the site not covered by buildings including the parking spaces, access road, footpath, hard and soft landscaping, surface treatments and boundary treatments and 4 (No windows or other openings (other than those already approved as part of this proposal) shall be formed on all the elevations of the proposed dwellings) of planning permission reference WP/2009/0499/F.

Application seeking to vary conditions 1 (approved plans) , 4 (approved external vehicle/parking plan scheme), 5 (approved external cycle parking scheme), 6 (approved detailed landscaping scheme) and 7 approved boundary treatment scheme of reserved matters approval reference WP/20/00099/REM and seek the following variations to the approved layout and elevational plans: - change to the visitor parking and delivery configuration to provide a through vehicular route; - additional planting to create a greater separation distance between the pedestrianised plaza and vehicular area; - roof of the school has been amended to be an asymmetric form; - mass of the central section of the school has been reduced; - the two wings of the school building have been re-aligned; - the perimeter fence around the staff car park is to be omitted and CCTV poles and cameras installed; - the mass of the community centre has been reduced by reducing the double height portion of the building; - changes to the feature brickwork and fenestration of the community building; - surfacing material of the car park serving the community building to be changed from block to tarmac

Substitute drawing nos. 6835-PL03- Proposed Site Plan, 6835-PL04A- Unit 1 Proposed floor & roof plans, 6835-PL05A Unit 1 Proposed Elevations with drawing nos. 6835/PL03G Proposed Site Plan, 6835/PL04D Units 1&4 Proposed Floor & Roof Plans, 6835/PL05E Units 1&4 Proposed Elevations. The changes proposed subdivide Unit 1 to create an additional unit (Unit 4) with changes to the fenestration but no change to the overall floorspace. Addition of ATM, Plant and Noise Impact Assessment in relation to Unit 1

Variation of condition 2 of planning permission ref: WP/20/00141/FUL. The changes to the approved drawings are the result of discussion / negotiation with the client for unit 1, the largest retail unit on site. Their particular business model requires a reduced gross internal floor area compared to the approved unit 1, and hence we have split off an element of the building to form a new unit 4 without altering the overall floor area of the building. There are also changes to the fenestration to allow access to this unit and accommodate the needs of the tenant for unit 1.
