Application for variation of a condition of 1 (substitution of approved plans) of reserved matters consent reference WP/20/00100/REM to re-orientate the café unit to allow for a drive through lane to serve the building; to include an additional first floor residential unit; the internal subdivision of unit 1, in the block of ground floor retail units into two units (1A and 1B) ; and material changes to the external appearance of the freestanding café/drive thru building, the retail/residential building, the foodstore building and the fencing around the service yard serving the foodstore changed to a 1.8 metre high brick wall and to provide more flexibility for the potential uses at the Local Centre in response to potential occupier demands and to reconcile the use classes to accord with the updated Use Classes Order in England (from 1 August 2021).

Variation of condition 2 of planning permission ref: WP/20/00141/FUL. The changes to the approved drawings are the result of discussion / negotiation with the client for unit 1, the largest retail unit on site. Their particular business model requires a reduced gross internal floor area compared to the approved unit 1, and hence we have split off an element of the building to form a new unit 4 without altering the overall floor area of the building. There are also changes to the fenestration to allow access to this unit and accommodate the needs of the tenant for unit 1.
