To demolish the existing wooden framed conservatory which bridges the two halves of the house, including the small single story section of the cottage which extends beyond the rear wall and replace it with a new larger building. The building will house the new kitchen diner and be constructed of a well insulated block work cavity wall. The exterior walls will be faced with wall hung tiles to match the 19th century cottage walls. The east facing wall will have two white Georgian style windows to match the cottage. These will be Residence R9 double glazed windows with an A++ energy rating. There will be dark grey framed aluminium framed bifold doors between the two windows. Supporting the roof above the doors will be an oak clad RSJ up to the underside of the eaves. The south facing wall will finish at the roof truss leaving the oak truss exposed. There will be glazing in the spacing within the truss. The roof will consist of hand made clay tiles with hogs back ridge tiles. On the western side of the roof there will be three conservation roof lights with single glazing bars. Under the tiles there will be a breathable water-proof membrane with 180 mm solid insulation. A wet underfloor heating system will be installed. The windows in the existing barn style building will be made larger and replaced with R9 Georgian style windows. The three windows in the northern side will be removed and the wooden cladding refreshed. While undertaking these works we will also reinstate the original ground floor window on the western wall of the cottage. A small extension is planned on the first floor of the cottage at the rear of the third bedroom. This will prevent a small pitched roof section becoming enclosed when the kitchen extension is created. As amended on 18/08/2023.
