Extension to be rendered to match the existing dwelling. Flat roof with parapet. Dimension given on drawings is to height of extension / surface of roof excluding the parapet as clarified in Technical Guidance for Permitted Development Rights.

Application under Section 73 of the Town and Country Planning Act 1990 to carry out development without compliance with Condition 1 (Approved Plans) of Planning Permission ref: 21/03750/FUL (Demolition of existing house and erection of three storey dwellinghouse (including accommodation in roofspace) and erection of new boundary fencing to left hand side and installation of new entrance gate) dated 26/01/2022. Variation to consist of the following changes by removing single storey room at rear, amendments to roof form of two storey front extension and alterations to the pitch of the main roof slope, including increasing the width of the rear dormer window and scale of the front dormer windows, alteration to window scale and detailing, adding obscure glazed windows to the side elevations, and materials to front and rear elevations; replacing the front side boundary on the right hand side; and addition of solar panels, and air-conditioning units relocated at high level towards the rear of the house.

Single storey rear extension extended 4metres from the original rear existing boundary wall and not to exceed 4m maximum height from natural ground level to the heights point of the slope roof. eaves not to exceed 3metres from the natural ground level to make the above compliant with obtaining permitted development rights for a single storey rear extension. The internal kitchen & dinning space will be more functional but will remain as Class C3 (dwelling).

Prior Notification (Householder) - A single storey rear extension to No 1 Pinewood Gardens having a maximum depth of 5m and a maximum height of 4m. The extension would be situated to the east side and would protrude from the rear wall of the original dwelling house. The west elevation of the extension would share an adjoining boundary with the existing garage extension which protrudes 5.9m from the rear wall of the original dwelling house. The extension would have a double pitched roof with two Velux-type roof windows on the west facing aspect. The south facing wall would contain a door and window. The extension would be built under, and within, permitted development rules and building regulations.
