Details required by Condition 5 (Landscaping) of Planning Permission 21/01986 for Replacement front canopy, single storey front/side extension for boiler room and storage, single storey side extension with roof terrace and balustrade, single storey rear extension, extraction ducts, flu, acoustic screen to east elevation, alterations to fenestration, new shed and a single storey side/rear extension with canopy to Tan Home for a storage and recycling plant for the change of use of the existing dwelling to a Cookery School with a library, offices and first floor one bedroom apartment.

Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

Non-material amendment to planning permission CA//19/01249/VAR for the variation of condition 04 (highway works) of planning permission CA//15/00560/FUL for the erection of four residential dwellings arranged around a central courtyard including the provision of vehicular parking, landscaping and garden sheds; to allow alterations to highways works; to allow front door position moved from the house wall to the projection wall, the wc window on the house front wall moved to the side, the windows to the ground floor projection replaced with the front door and hall window; the first floor window from two separate ones to one shallower longer one, with the boarding changed from vertical to horizontal, side windows added to each side of the projection, first floor extended out by 450mm, front projection roof changed from gable to hip, rear elevation projection ridge raised slightly and rear projection dormer to have a flat roof in lieu of a pitched roof.
