Application under Section 73 of the Town and Country Planning Act 1990 to carry out development without compliance with Condition 1 (Approved Plans) of Planning Permission ref: 21/03750/FUL (Demolition of existing house and erection of three storey dwellinghouse (including accommodation in roofspace) and erection of new boundary fencing to left hand side and installation of new entrance gate) dated 26/01/2022. Variation to consist of the following changes by removing single storey room at rear, amendments to roof form of two storey front extension and alterations to the pitch of the main roof slope, including increasing the width of the rear dormer window and scale of the front dormer windows, alteration to window scale and detailing, adding obscure glazed windows to the side elevations, and materials to front and rear elevations; replacing the front side boundary on the right hand side; and addition of solar panels, and air-conditioning units relocated at high level towards the rear of the house.

Variation of condition 1 of planning permission dated 08 March 2021 (RN: 20/03732/FULL) for the: Single storey rear extension with external landscaping following demolition of existing side and rear additions; Rear extension to existing flat-roofed North East Bay; New metal fence and Entrance gate; Rear skylight to replace existing, plant, all in connection with use as single dwellinghouse. NAMELY, alteration to, and introduction of windows and doors; replacement of existing timber side entrance to be rendered to match the main house; metal railings to the front elevation; traditional cast iron railings to rear elevation; soil vent pipes to rear and side elevations; ridge tiles to the south east bay; and retention of the flank wall in yellow stock brick instead of the approved rendering.

Variation of condition 4 on approved planning application 21/00423/HOUSE (Alterations to raise the roof, including addition of two dormer windows, balcony and other associated works, construction of outbuilding, front extension, demolition and replacement of side extensions, alteration to elevation materials and replacement boundary wall and fencing.)

Variation of condition 1 (Approved Plans) of planning permission 19/6319/FUL, dated 26/02/2021 for `Conversion of existing 3no. flats into 1no. single family dwelling house including partial demolition of the existing building and demolition of two existing garages, construction of a new basement level with plant areas, part single, part two storey side and rear extensions with associated alterations and extension to roof with 2no. rear dormer windows, replacement of windows including new bay windows to front elevation. New boundary fence and walls with additional vehicular access`. Variation to include additional demolition to the front section of the existing roof and rebuilding of the chimney stacks.
